Deck Maintenance

It needs to be above 50 degrees for the deck to dry in a reasonably short period of time. We try to complete all of our projects late march and late october. Its a good idea to call us several weeks ahead of important dates like derby, 4th of july etc. because we get backed up 2-3 weeks most of the summer.

I prefer oil-based deck stains. water-based stains dont protect as long and silicone-based sealers dont look good for very long. The brand i recommend depends on the age and condition of the deck as well as the finish if any that is pre-existing. Sikkens and cabot are both good brands.

We can in most cases sand and scrape the deck after its been pressure washed well enough to go back to a good oil-based solid stain. If the customer wants to spend more money in some cases the deck can be sanded down enough to take a semi-solid stain. If the deck is real old deck replacement should also be considered.

Yes if an untrained or improperly trained person pressure washes your deck the damage can be severe and in some cases cant be fixed. We at Decks Unlimited have 22 years of expierence between the two men who do all of the pressure washing and we know how to do the job without harming the soft wood between the grain.

Within the first year but not in the first month unless you used kiln dried after treatment or “kdat” wood.

This will vary depending on the amount of sunlight, traffic, and plantlife in the area. In most cases you should have your deck cleaned and stained every three or four years.

Deck Construction

Unless agreed upon before the project is started i will work on your project untill its complete and never “pull off” to start someone elses project and finish yours later. We will be on your job everyday till its complete.

We will gladly remove your old deck.

We can use nails or screws or a combination of both. Screws for the decking costs more than nails but we often use them at the customers request. Composite materials are always installed with screws. All of our railing cross members and top plates are screwed down.

Yes, if they are in good condition you can save money by using your existing floor joists.

Deck Materials

I have installed Azek, Fiberon, Trex and many others.Trex is the most common because they have been around a long time and they have all the components needed to have a railing which matches the decking in a large number of colors. I try to find the product that you, the customer wants and try to find the one that best suits your needs.

The most common material is pressure treated pine, but composite decking is becoming more popular.

There are several: composite decking never needs to be stained, it doesnt splinter, it doesnt crack, warp, twist or rot. Composite decking stays the same appearance for much longer than wood products do.

Yes most suppliers will claim that thier material is better than the others. There is a light tan material called pro wood that is sold by many suppliers and the standard treated material that has a hint of green is also available. KDAT lumber is less likely to shrink or warp. Premium decking has fewer knots than standard but it costs more.

Decks Unlimited Warranty

If we stained your deck then we will restain the boards replaced under warranty. If we didnt stain your deck then we wouldnt restain the boards replaced under warranty.

All of the material and craftsmanship are covered. If a board cracks, splits, or warps just call me and i will be out normally within a week to remove the defective board and install the new board.

Yes, we give a one year material and labor warrany on all construction.

Estimate Process

Yes in addition to the pictures on this web site I will bring 100s of pictures with me to every appointment. I can give examples of the work that I am pricing.

Because most customers work during the day i schedule most appointments between 4 and 7 pm on weekdays but i will come to your project site at a time which is convenient for you.

On small jobs construction jobs that take less than one day we get paid in full upon completion of the job. On most deck refinishing jobs we get paid in full upon completion. On most construction jobs we get 50% of the cost of the job after the materials have been delivered and the first day of work has been completed.

No, because my goal is to build a deck that specifically meets your needs and dreams. Every deck is different just like every customer is different. I (Craig Small) will meet with you work on a design that achieves your goals for your outdoor space and figure a price. In most cases I will figure a price right there on the spot.
